What property businesses in India need
Builders and developers need a lead pipeline that does not leak: enquiries from portals, walk-ins, brokers and hoardings, assigned, followed up and converted into site visits and bookings. Behind that sits unit inventory (which flats are available, held, booked or sold), construction-linked payment schedules, demand letters, receipts and a customer portal where a buyer can see their own ledger and documents.
Brokers and channel partners need listings, matching, site visit scheduling, commission tracking and a way to share a property on WhatsApp in ten seconds. Property managers and housing societies need maintenance billing, complaint tracking, visitor and staff management, notices and accounts the committee can audit. Rental businesses need agreements, rent collection, reminders and deposits.
Most of this is currently handled in spreadsheets, group chats and a CRM someone stopped updating. The software that works is the one that removes double entry rather than adding a screen to fill.
The hard parts
- RERA record keeping. Registered projects must publish and update disclosures, and buyers can check them. Software helps keep unit status, collections and progress records ready for those filings; the registration and filings themselves remain the developer's responsibility and we do not certify compliance.
- GST and stamp duty. GST treatment differs between under-construction and completed units and by category; stamp duty and registration are state matters. The payment schedule engine must model these as your CA and legal team define them.
- Lead quality and duplication. The same buyer arrives through three portals and two brokers. De-duplication, source attribution and fair broker credit are where CRM projects succeed or fail.
- Broker adoption. A CRM that brokers refuse to update is a spreadsheet with a login screen. Mobile-first, WhatsApp-integrated and two-tap logging is the minimum.
- Virtual tours on Indian networks. 360-degree photos and 3D walkthroughs are heavy. They need progressive loading and compressed assets to work on a buyer's phone over 4G.
- Documents and signatures. Allotment letters, agreements, NOCs and possession letters need versioning, controlled access and, where used, e-signatures through a licensed provider under the IT Act framework.
- Languages and devices. Buyers, brokers and society members in Vidarbha expect Marathi and Hindi, on ordinary Android phones.

Next.js for portals, because search visibility matters and server rendering helps; NestJS on the API; PostgreSQL for units, ledgers and documents metadata; S3-compatible storage for files and tour assets behind a CDN. Broker and buyer apps are React Native. WhatsApp Business API handles notifications and share links. Maps come from Google Maps or MapmyIndia depending on coverage and cost. Virtual tours use web-based 360 viewers with progressive loading.
